Park Rules

This list of park rules is considered a part of the lease and any breach of these rules will be considered a breach of the lease and may result in termination of lease and eviction of tenant. The management has the right to change the park rules at any time. If the park rules are changed, a new set of park rules will be provided to the tenant as stated in section 7 of the lease agreement.

The park rules are as follows:

  1. Tenants shall only contact Park Manager during office hours from 8:00am to 6:00pm, Monday to Friday, except in the case of an emergency;
  2. Tenant must not change locks without permission and must provide a copy of the keys for any locks changed;
  3. Tenant to supply and maintain their own appliances;
  4. Tenant shall complete a move-in inspection with the Park Manager prior to taking possession of the Premises;
  5. Tenant shall complete a move-out inspection with the Park Manager, upon vacating the Premises;
  6. Tenants shall not loosen any underpinning;
  7. Tenants shall not use space heaters in their homes;
  8. Tenants shall keep all furnace and air conditioning filters clean and free from dirt and shall replace their furnace and air conditioning filters (2 per home – size: 16” x 20” x 1”) every 30 days;
  9. Tenants shall register all vehicles with park management, including guest vehicles, and shall not:
    • – perform work of any kind on vehicles in the park area;
    • – wash vehicles in the park area;
    • – park vehicles that are not registered;
    • – park vehicles that are not owned by the Tenant;
    • – park vehicles that are not in running order;
    • – park vehicles or drive on grass covered areas.
  10. Tenants shall not obstruct the driveways, sidewalks, courts, entry ways, stairs and/or halls, which shall be used for the purposes of ingress and egress only;
  11. Tenants shall keep all windows, glass, window coverings, doors, locks and hardware in good, clean order and repair;
  12. Tenants shall not obstruct or cover the windows or doors;
  13. Tenants shall not leave windows or doors in an open position during any inclement weather;
  14. Tenants shall not hang any laundry, clothing, sheets, etc. from any window, rail, porch or balcony nor air or dry any of same within any yard area or space;
  15. Tenants shall not cause or permit any locks or hooks to be placed upon any door or window without the prior written consent of Park Manager;
  16. Tenants shall keep all lavatories, sinks, toilets, and all other water and plumbing apparatus in good order and repair and shall use same only for the purposes for which they were constructed. Tenant shall not allow any sweepings, rubbish, sand, rags, ashes or other substances to be thrown or deposited therein. Any damage to any such apparatus and the cost of clearing stopped plumbing resulting from misuse shall be borne by Tenant;
  17. Tenants shall take all reasonable steps to keep the plumbing from freezing;
  18. Tenants and Tenant’s guests playing musical instruments, radios, television sets, stereos, phonographs, etc., shall at all times use such audible devices with good judgement and shall not make or permit any loud or improper noises, or otherwise disturb other residents;
  19. Tenants and Tenant’s guests shall at all times refrain from offensive language or behavior while on park property. Any physical or verbal threats against other Tenants in the park, the Park Manager or the Owner or any vandalism of park property will be reported to the appropriate authorities and may be grounds for immediate termination of the lease;
  20. Tenants shall deposit all trash, garbage, rubbish or refuse inside the individual receptacle provided with your Premise. Tenants shall not allow any trash, garbage, rubbish or refuse to be left outside or beside these receptacles and the lid of the receptacle must be left closed at all times. If receptacle is not sufficient, trash, garbage, rubbish or refuse can be placed inside the community dumpster located at the back of the park. Individual receptacles are emptied every Tuesday and the community dumpster is emptied every Thursday;
  21. Any forms required or suggested in the lease can be obtained from the Park Manager;
  22. If Tenants move in or out on a weekend, they must make prior arrangements with the Park Manager for their move-in or move-out inspections, as this is outside regular office hours.
